What Homeowners Insurance Actually Covers

A standard homeowners insurance policy (HO-3) covers four main areas:

Dwelling coverage (Coverage A): Pays to repair or rebuild your home's structure if damaged by a covered peril โ€” fire, wind, hail, lightning, vandalism. Does NOT cover flood or earthquake (separate policies required).

Personal property (Coverage C): Covers belongings โ€” furniture, electronics, clothing โ€” inside your home. Typically insured at actual cash value (ACV) by default; replacement cost coverage (which pays what it costs to replace items new) is a worthwhile upgrade.

Liability coverage (Coverage E): Pays if someone is injured on your property and sues you. Standard limits are $100,000โ€“$300,000; umbrella policies extend this further.

Additional living expenses (Coverage D): Pays for temporary housing if your home is uninhabitable during covered repairs.

What Homeowners Insurance Doesn't Cover

  • Flood โ€” requires a separate NFIP or private flood insurance policy
  • Earthquake โ€” requires a separate policy, especially critical in CA, Pacific NW, New Madrid fault zone
  • Normal wear and tear โ€” insurance covers sudden damage, not maintenance
  • High-value items above policy limits โ€” jewelry, art, collectibles, and firearms often need separate scheduled personal property riders

How Your Premium Is Calculated

Your rate is based on:

  • Location โ€” proximity to fire stations, flood zones, hurricane risk
  • Home age and construction โ€” older homes cost more to insure
  • Coverage amounts and deductibles โ€” higher deductibles lower premiums
  • Claims history โ€” your personal claims history and neighborhood history
  • Credit score (in most states) โ€” insurers use credit-based insurance scores

How to Lower Your Premium

Bundle with auto insurance. The average multi-policy discount is 5โ€“15%. For most households, this is the single biggest lever.

Increase your deductible. Raising from $500 to $2,500 can reduce annual premiums by $300โ€“$500. Only do this if you have the cash reserve to cover the higher deductible.

Improve home security. Deadbolts, security systems, smoke detectors, and new roofs often qualify for discounts.

Shop every 2โ€“3 years. Loyalty rarely pays in insurance. Rates drift upward; shopping the market regularly typically saves 10โ€“20%.

Claims Satisfaction Matters More Than Premiums

A cheap insurer that fights claims is worse than a slightly more expensive one with excellent claims service. J.D. Power's annual Home Insurance Satisfaction Study is the most reliable source for claims experience ratings by insurer.
